Welcome to First Impressions Home Staging.

Why Have Your Home Staged?

When you list your home on the market, you have to think of it differently - no longer as your home, but as a house - a product.

Stores have been using visual merchandising techniques for hundreds of years and now homeowners are also realizing the advantages, in the form of home staging.

Home staging gives your home vast market appeal to a broad spectrum of buyers.

The techniques used by Canadian Staging Professionals™ minimize flaws and accentuate all of the positive features of your property. Interest is generated resulting in a higher offer to purchase in a shorter amount of time.  Statistics continuously prove that home staging works.

It's A Buyers Market....

There's no question that Essex County’s real estate market is lagging. With buyers facing a myriad of choices, prices have fallen. And in the unstaged home, potential buyers, if interested at all, will tour your home, mentally deducting thousands of dollars from your asking price for every perceived flaw that would actually cost hundreds to fix. The result is no offers or at best, 'low ball' offers.

The good news is that staging your home will give you the competitive advantage you need in any market - especially a buyers market. As Canadian Staging Professionals, we are educated and experienced in knowing what potential buyers will see as negatives and can help you eliminate or minimize them as well as enhancing the positive features.

The impeccability of the staged home sends a clear message to the buyer that you are serious about your asking price, while the appealing esthetics generates great interest.

The result of your small investment will produce worthwhile payoffs in the end.

How Much Does Staging Cost?

Most homeowners wisely choose a staging budget that is far less than their first price reduction would be, as a preventative to such a future scenario. But I can certainly work with whatever budget you have in mind.  Even on a low budget, creativity and expertise can go a long way in making big changes.

To see this in action, spend some time watching a few episodes of television shows that demonstrate the staging process. Sell This House, Designed To Sell and The House Doctor are a few that prove just how dramatically staging can drive up the price of your home.

Often times, a fresh coat of that perfect paint colour combined with careful placement of furnishings and accessories may be all you need to drastically change the look of your home to spark great interest in your buyers.

The initial investment starts with a consultation, lasting one to two hours. During this time, your home will be closely examined with the critical eye that we know your potential buyers will have. After that, you will be offered a list of recommendations. Some homeowners do all of the work themselves, some hire out some of it and many leave the entire process to the staging professional. Another option is to work with your stager.

It's Never Too Late To Stage...

If your house is already on the market, you may feel that you are reading this too late in the game. Rest assured, this is not true. While it's ideal to have your home staged before it's listed, the benefits of staging can certainly also be achieved after it's been sitting as well. If your home is currently sitting with no reasonable offers, and it's not overpriced, you need to have it staged. One the work is completed, your real estate agent can just change the marketing plan. Instead of advertising it as 'reduced' it can now be advertised as 'recently staged', which is actually much less costly than a price reduction as well as the obvious benefit of generating interest anew in your property.
